The best way to be certain that an agent is working in your best interests is by signing a Listing Agreement with an agent. The Listing Agreement authorizes us and our brokerage to market and sell your home.

This agreement serves three purposes:

         i.  It defines our relationship. Every detail of our work together, including the limits of our (the REALTORS®) authority will be clearly defined.

       ii.   It provides detailed information about the home. This information can then be placed on the board’s Multiple Listing Service®, to help potential buyers find you.

      iii.   It forms the basis for drafting offers on your home. Any formal offer on your home starts with the Listing Agreement.

• Provide up-to-date information on what is happening in the marketplace and the price, financing, terms and condition of competing properties.
  
• Recommend repairs or cosmetic work that will significantly enhance the saleability of the property.
   
• Market the property through aggressive advertising including, but not limited to: the Multiple Listing Service, open houses, the Internet, local newspapers, etc.
   
• Communicate with other agents to allow access to show the property to prospective buyers.
   
• Help the seller write a legally binding, win-win agreement that will be more likely to make it through the process.
   
• Present the offer to the buyer's agent and buyer on the clients behalf.
   
• Negotiate on behalf of the seller client to help obtain the best price and terms.
   
• Review and explain all legal documents to their seller client.
