The best way to be certain that an agent is working in your best interests is by signing a Buyer Agency Agreement with an agent. The following is a list of the many benefits of using a real estate agent to solely represent you and not the seller:

  • Determine the specific needs and wants of the buyer and locate properties that are a match.
     
  • Assist the buyer in establishing the amount that they can afford (this may also include a mortgage pre-approval) and show properties in that price range.
     
  • Help the buyer in viewing properties and accompany the client on the showings. A buyer's agent can also preview the properties on behalf of the client to insure that the identified needs and wants are met.
     
  • Research the chosen properties to identify any problems or issues. This will help the buyer in making an informed decision prior to making any offers.
     
  • Advise the client on drafting an appropriate offer to purchase the selected property.
     
  • Present the offer to the seller's agent and seller on the clients behalf.
     
  • Negotiate on behalf of the buyer client to help obtain the best price and terms.
     
  • Review and explain all legal documents to their buyer client.
     
  • Recommend and assist in securing appropriate financing.
